| I. | I/we, authorize the broker and or landlord/owners to obtain such credit reports and tenant screening reports as he, in his sole discretion, determines to be necessary and agree to pay the cost. I/we understand that the credit checks funds and any surcharges/convienence fees are 100% non-refundable even if I/We are not approved for the apartment. |

| II. | Please submit credit check fees as a separate charge from any deposits, rent, security, brokers commission or any other charges. If you are paying a processing/good faith deposit fee that will be applied to the rent, security or brokers commission please note that it is only refundable if the landlord/owner/board does not approve your application. Not sending required documents in a timely fashion does not constitute a refund. We typically will know once seeing your credit and paperwork if you will be approved for the unit. |
| III. | All convienence fees are strictly non-refundable even if not approved. If you are not approved the funds will be returned to you minus the convienence fee with-in 48 hours. Please note these funds may take longer to show up in your account. |
